For investors

From a blank sheet to a working asset

You can engage us for the whole journey or for any single stage of it. Fees are agreed in writing before any work starts, and the first conversation costs nothing.

Your brief

We start with the money: budget, target return, hold period, tax position, and how hands-on you want to be. You get an honest read on whether the Maldives fits — and which segment does.

The search

We go and look. Island leases, part-built and operating resorts, guesthouses, city hotels and trading companies — approaching owners directly, including the many who never advertise.

Site visits

We arrange and come with you — seaplane and speedboat logistics, meetings with owners, island councils and operators — and write up how what you saw compares with what you were told. If you cannot travel, we go instead and film it.

Due diligence

Lease term and title verification, licences and consents, environmental and structural survey, financial and tax review, valuation, and reference checks on the vendor and management.

The local process

Company formation, foreign investment registration, bank account opening, licences and permits, and negotiation of the sale, lease or joint venture documents alongside licensed Maldivian counsel. This is the part that defeats most foreign buyers working alone.

After you own it

Contractor and consultant selection, programme and cost monitoring, brand or management agreement negotiation, pre-opening support, recruitment, and being your eyes here between visits.

Engagement

How we charge

A modest monthly retainer covering the search, site visits and diligence coordination, plus a success fee on completion calculated as a percentage of the transaction value. The retainer is credited against the success fee. Third-party costs — counsel, surveyors, valuers, travel — are billed at cost with your prior approval. Nothing is charged for the first conversation.

Market studies, site appraisals, feasibility models and second opinions on a deal you have sourced yourself are quoted as fixed-fee pieces of work with a defined deliverable and deadline.

An annual fee for owner representation: monitoring the operator or management company, reviewing budgets and capital expenditure, reporting to you each quarter, and being your presence on the ground between visits. Most useful for owners who live abroad.

Exact figures depend on deal size and complexity, and are set out in an engagement letter before any work starts.
